I would think the neighbor would have some responsibility for taking it up with the new owner, as it's entirely their choice.

There seems to be a difference between the level of professionalism (communication, promptness, clarity, responsiveness, etc.) between the sponsor of a syndication project versus a Turnkey provider or their PMs.I suspect there are many easy to see (and some hard to see) reasons for this, but I want to open the discussion.

Thanks for the responses, that was partially what tilted me in that direction. 

I have been doing it for 4 years now, it is not a great source of income, more work, some of them are demanding, but better than having a vacancy.If you are not responsive, you might have vacancy.I basically charge little higher and make them pay one rent everything included.Provide everything except cable.

I’m responsible with money and will reinvest it back into real estate and if things change use the cash flow to pay down my mortgage.

Tenants are renting a residential space; if it needs painting, that is owner's responsibility. 

He was saying something about putting it in the local paper and wait for a response from missing heirs?

In the lease, the tenant is responsible for reporting repair issues, and I'm responsible for repair.
