I'm curious about the foundations of the house; did you have any surprise that you didn't take into account in your rehab budget or was that 35K pretty close to your estimation?

I would be surprised if they are parking a lot of cash in properties unnecessarily.You might want to ask for a list of properties, rent rolls, expenses, etc.  

But, it's still surprising the number of people buying HOA Foreclosures here, not realizing they get stuck with the mtg., and without bothering to ask an attorney, even though the bidding platform warns them many times they may not get clear title.
