In Germany we have subsequent contract clause in orginal lease contracts.So if original contract expires, the subsequent clause is active then if not cancelled of one of the two parties (landlord or tenant) with 60 day notice before original contract will expire.Cancel of original contract = tenant move out of unit.

@Matthew Kreitzer can comment on this a little more, but at some point the folks living there may end up being able to assert ownership rights if they catch up on taxes and are subsequently able to satisfy any liens (mortgages etc) that are out there on the property.

So once you hit that cost with an agency, you can convert over to having your own full-time PM.In a SFH or townhouse setup, I would draw the line at 50 units per PM, with an absolute max of 100 units per PM.

The builder would then sell the finished product.I could also be the builder in which case I would be getting the architect to draw up the plans and I would be borrowing the money and hiring a GC to build.
