@Christopher Lee to my knowledge this is not a common thing, it may be that being based somewhere else allows larger cases to be handled in courts in states more favorable to landlords, but most cases (if you have any) will not rise to that level and likely not be worth the additional fees of setting up and maintaining the structure.

If you could rent it for $2300 once you pay taxes and insurance and other costs, you’d have to use the BP Calculator, I think you’d have a nice cash flow to help with your mother’s expenses.Of course you’d have an upfront cost to get it rent ready but Home Depot and Lowe’s have inexpensive good quality laminate plank flooring that’s easy to maintain and lasts so much longer than carpet.

If the park is more of a MHP model, and there aren't many daily's, then I'd suggest trying to maintain more of a monthly model if the cap rates are that much higher.
