I got Home Depot project loan card for most of the materials.

Thank you @Clay Powell, I will mention the concerns to the Home Depot guy when I get the material. 

Add that into doing most of the work, and I am not really guessing on a subs costs, only materials.

Most of the materials I put on my credit card and then paid it back.

I'm looking forward to working with each of you on BP since it has provided so much in return already = podcasts, blog posts, materials, videos, forums, etc.Currently located in Dallas and although it's pretty obvious the inventory has dried up and seems like everyone is an investor, I'm motivated in connecting with the right people and resources to facilitate success.

I will go through all this material.

If not, does anyone know of some reading material that might help me decide if this is something I might want to consider for my funds?

I've been investing for 10 year in single family and I am buying all of my materials at Lowe's with my Lowe's LAR.  

I also have some other material that maybe useful to you.
