That policy provides coverage for Building, Contents (if needed), Loss of Rents, Other Structures (if needed), Liability, and Medical payments.  

After graduation we rented it out to some students that were just starting their medical program and they have shown a desire to rent it for the remainder of their time there.

BUT, I will just say in regards to inventory, it has been very light even compared to the last two winters (which is always slower).

You have a large tree with multiple obstacles in the way (slower and more cautious).

Appreciation will be slower but that is icing on the cake.

Sure, there's low inventory and it's a slower time of year for the real estate market.

There’s also some STRs that cater to people who are here mid-term (I.e. for work, the film industry, contracts, medical professionals, etc.) people who don’t want the hassle of finding furniture and getting locked into leases. 

Anyone come across any companies that specifically lend to medical professionals, and if so have you found any that would be beneficial for real estate investments (outside of physician's loans for primary residence mortgages)?

Not to mention the abundance of IT and Medical jobs available!
