There are 1000's of good sponsors in the USA, what makes them better than taking the risk of investing in an overseas company?

It does need the right product behind it to facilitate implementation, that much is true.Instead of refuting anything positive that I stated, you did however offer risks and other items to consider. 

I understand the risks, regarding the method of using a loan to get a loan, but was told that Hard Money will overlook that if the deal lines up.

I have never done a land trustWe have a living revocable trust that we set upHonestly I should have done it 15 years ago but did it like 6 years ago.I do not see the need for a land trust unless you are a politician, actor or athlete (someone who is famous).I have done business with multiple billionaires (not bragging but trying to make my point) including several that owned professional sports teams - and even they did not use land trusts…

I have really stepped up my lead generation and have several sellers who are ready to offload their properties at good prices but I am currently stuck in a place where I need financial resources to make quick offers.  

Depending on his experience and tolerance for risk, he could be a money partner for investors who have deals but not the cash.

Doing arbitrage.The risk is too high for most people.
