The only thing preventing you from marketing your option is the specific MLS policies that usually require authorization (and agency) from the titled owner who has power of sale.

You need to make certain that the title insurance policy you get will still cover your LLC should you do this bc you dont want the title insurence to become void should this transfer happen.Good luck

I would not give him options I would simply tell him either he can not have a pet based on a no pet policy or allow the pet and charge a fee.
