While I can understand some of the desire for rent control there are other more practical and productive ways to assist families in need of housing (IE fix the broken section 8 programs around the country)  I would prefer however that all of you out of state investors get out of "our town" so that the prices can go back to normal for us locals, which should in turn help keep rents down a bit locally .....

If the tenant is willing to allow the vendor in unsupervised, that's an agreement they can make themselves.I only escort the vendor if there's a legitimate reason to assist or if I want to use it as an opportunity to inspect.

In this crazy market, the landlord has the upper hand so they have many applications to choose from but in a downturn how you treat residents and how well you take care of your properties will reflect in your vacancy numbers. 

Have you talked to them about applying for the Emergency Rental Assistance Program (ERAP)?

I recommend finding a realtor that your can partner with and becoming an assistant.

@Patrick Prunty would a credit card with a $15k - $20k limit and an introductory 0% interest rate for 1 year be a good option to assist Alex with funding repairs? 

One did, I said due to a banking regulation I can't offer rent credit anymore so I reflect a great deal in the selling price.Since you are asking, sounds like you need more LO/WLO/SLO education. 

My point is that the asking price doesn't reflect new condition, even at $74K.
