How long can you sit vacant before you lose money?

I'm happy with it, would love to find more at 10 percent and I'll just sit on my money until I do. 

During that time, I have also been incrementally increasing my cash reserves and I currently have enough to cover any expenses for at least a year in the case that I can't find a tenant and the property sits vacant.

Me personally, I would obtain a HELOC so the money is available to me whenever I need it but I won't be paying interest while the money sits around waiting on me to find a property.

It's a 4plex - one unit is a triplex with another small single unit sitting on the same parcel of land.

Personally I would start building a buyers list, because a bunch of buyers have been sitting on the sidelines due to the Covid.

Anyone with a house on the market now should be open to a discount if it's been sitting.

I think I get the spirit of your question, but May 2021 rents is a fine thing to get excited about if you don't own any property now or sit on substantial reserves.
