Yes, especially in smaller areas or if you randomly get really luck to stumble into the perfect deal, you absolutely CAN get Great Deals with no money down, or at least no money of your own down, but there is a lot more to it than that.....So if you truly want a no money down strategy you should look into wholesaling or seller carry/seller financed options until you gain some funds for yourself, but even these strategies will still cost you time and money to do it right.

There are some express train lines that in theory could provide good transportation between the Bronx and Manhattan if they would actually run express all the time, come more frequently, not run extremely slowly and stop randomly, and not keep having service changes that make the lines stop running on weekends and evenings.

Knowing my buyers and what they want, I would be comfortable with a large EM deposit payable to the title co and assurances that random 'partners' I haven't yet vetted won't be trampling through his property at any and all times.
