I would make sure that if you move forward with this then you get a solid agreement from a real estate attorney for the agreement between you and the owner that you can use on every owner that you use moving forward.

I am not a big fan of cabinet painting but if you have older solid wood vanities painting them gives you a big bang for the buck and it is an easy touchup when you turn over the property.
