If you post a job, the first respondents are usually ones using an AI tool to respond to your posting and they are using a scattershot approach hoping to find someone who will take the bait.

My suggestion would be to select someone with the most forum posts or most reviews.

Search the boards on BP about a market correction from 2019 and 2020- there will be plenty of those posts and property values nationwide are up 2-3x since then. 

Generally, wholesalers and agents with deals will post here.

@Benjamin Greiner just commented on another post about a tenant threatening to sue over mold issues - that tenant neglect caused.We told the landlord their lease should have had provisions in it to hold the tenant accountable for the damages.Standard leases only cover the basics, so you should Google all the leases you can for ideas to take to an attorney to include.
