If the landlord is doing something shady then there should be other easier avenues to pursue (health and safety violations) and you could tack this on to make your case.

@Justin Staples very broad questions but I’d say you should have great pictures to capture more bookings, create house rules that protect your property from damages, provide a very clean place and great communication, and if you are on top of that, Airbnb will naturally promote you as person who responds fast and provides a clean place, etc which helps your place get promoted.

The seller told me she has an attached to the property because she raised your family there but her husband has some health issues so she doesn’t have the time to take care of her husband and some others properties at the same time so that’s why she is selling.
