@Matthew John I’ll do some preliminary work before wasting a bunch of time looking at properties.

I’m a bit shocked that this didn’t come out earlier when I asked, face to face, if they had any 30 year products, but progress nonetheless.

I have been considering that as an option as well as I also was shocked by how much cheaper the taxes are in the Midwest.

Preparing the contract will be quicker than completing introductions  -if you are prepared with all the necessary info (basically a preliminary title report with accurate legal description, seller name and address, Assessor's Parcel Number, ect). 

I got some sticker shock from estimates on adding gas, electric and water meters.

The Oregonian had an article in it this morning about the Portland pushing back on the infill mandates from the state and trying to tack on extra requirements (shocking!)

Best way is now order a preliminary title on the property.

I also notice that many Property Managers are behind the times with rental rates, so that is something to keep in mind - I regularly shock with the rates that I am personally getting, along with some of my clients. 

Well this is my first day on the Bigger Pockets site and this is the first thread I found (because I'm interested in commercial real estate in Texas) and I'm shocked at how negative everyone is.
