If you don't plan to live in some part of the property at least a portion of the time, you have to get a non-owner occupied STR permit instead of an owner-occupied one.

Verify if the structure was ever permitted by asking the Building Dept., which is usually right next to the Planning Dept.A shop like that would typically be allowed in a residential zone, but only as an incidental accessory use, not to be rented or used for business purposes.
