Per Fannie Mae rules, you can rent out a second home, but you must stay there a minimum of 10% of the nights that it is rented.

I how to then transact on multiple deals per month and scale the business to the point of automation. 

If I could chime in to help in the search:be sure to find an accountant who is willing to grow with you, and is not too high priced fee-wise.

Either A) you need to want a ski Airbnb/VRBO for the personal use of it but not the investment aspect of it or B) you need to be okay with some of the areas within 45 minutes of the ski areas that are totally open to short-term rentals and where the numbers are better.

But REIReply is less expensive per month and they include the marketing templates (still, I don't know if they're any good).

To me this makes sense because a one bedroom can host 1-2 people easily with a competitive ADR and cleaning fee, while 4+ beds can host multiple families and split up a higher ADR between more adults. 2 bedrooms can be price competitive with 1 bedrooms and attract the same guest avatar plus small families or 2 couples. 

While true student rentals typically operate on a per-bedroom basis, your lender might not favor this approach.
