Hi Matt, whenever evaluating an MTR market I would suggest looking at Furnished Finder, Airbnb/VRBO (30+ day stays), and Zillow to try and see what other online listings are available.

I ALWAYS require MINIMUM 3X rents in gross household income, no exceptions other than pre-paid for FULL lease term (yes, I lease this way, not theory).

@Yusuke Koike if damage was that extensive where the unit is not habitable, check your state/local landlord tenant laws as some just require you let them out of lease, return deposit and refund rent for any time they’ve paid that they can’t live there.
