How would I set up a contract that protects my interest and will not force me to sell if they back out later. can I have them do a payment and make it non refundable if they don't have financing by the end of the term.

Sorry, that wasn't clear in your original post.If you do, you should have a clause in your lease that details the length of stay for non-tenants.

Hi Richard,I would check with your state first and foremost to make sure that they are a landlord friendly, what is the status of working with Section 8, and can you non renew on for any reason?
