I am in a BETTER situation now, going through all of this and likely negative cash flowing for the next couple of months (at least) then if I'd never gotten into RE investing at all.  

New Britain Still has quite a negative stigma, mostly due to crime.

The star of Zombie House was buying foreclosures in Florida but there were so many people competing for them that it eventually became a useless source.A couple more negatives: you usually have to pay cash within X hours of winning the bid so there's no financing option.

Just like after the 9/11 event and the 2008-09 financial crisis, people are going to have immediate negative economic impacts and safety concerns. 

Could be a negative for someone looking to buy.2) Holding time and all the stuff that comes with a sale.

I don't think you should start at that speed however, it is better to build a sustainable process over a couple properties rather than find out you are cash flow negative after you complete number 8.

And then running a second showing the negative flow you would be responsible to make up to determine costs of ownership while you owner-occupy.

I been trying to work a duplex for over a month and the listing agent said the tenant will not let me in even when i showed i been recently tested and show negative results.
