Just try and narrow down what your criteria would be.

I'm making my second research trip in a couple of weeks to narrow down a market and build opportunities for small groups of investors. 

There are a lot of questions to be answered, and I think many of them will become more and more clear as you really narrow down your goals.

They often make rulings that are extremely narrow in an effort to avoid upsetting the cart.

If you want to browse off market deals to get an idea, there are facebook groups for wholesalers, investors, and landlords in all different areas.Bottom line is narrow your focus and attack from different angles to get what you're looking for.

You then do an assignment document… A one page piece of paper that you turn into the title company that says I’m selling this property to buyer B, and when it sells please give me $10,000 or whatever your assignment fee is.

Focus on a narrow band of features you're looking for (Property class, physical details, property age, etc).
