The seller had a contract a week or two ago for in the $120's and the financing fell through - so they are motivated to sell and will accept less than the asking price.Any thoughts/comments/ideas are greatly appreciated, thanks!

As an owner of a Property Management company, a Contracting company, and rental owner I can weigh in here. 

If laundry is on site find out if that is something that is contracted out.

My questions are:Do I need any special licence to to wholesale,  or to submit a purchase contract(I heard that you needed a licens in order to submit an offer to purchase)?

I recently had a local plumbing & heating company come inspect a boiler and water heaters while I have a house under contract. 

I would then have a lawyer draft a guaranteed maximum price (GMP) contract for your builder to sign with a very thorough scope of work and set of construction documents incorporated.

And run all 3 contracts by his attorney .  

Hi all - I just got an older house under contract in the La Mesa area which clearly needs work.

I recently put a house under contract "as is".

I have built my list slowly starting in June I didn’t see much success until September Since then I have placed 6 under Contract by Direct mail.
