When the pipe burst and flooded the basement of my personal home, I had to deal with contacting the insurance agent, the water mitigation team, the plumber, and when it was found out that I had ASBESTOS underneath the tile floors(do your research on that!!!!)

They are purchased with long-term debt/cash flow at the on-set to mitigate the risk, but I always look to exchange any time I can fit them into the 1031 rules... a few days, a few months, or over a year... when every it can work for a better trade.
