I haven’t given any thoughts to the things you have mentioned but it has prompted me to go back to the drawing board to see what would make the most sense financially with my goals.

Difficult to compare numbers unless ton is mentioned.

Less down and you have to be way more patient.As mentioned we don't have rent control in Michigan so nothing to worry about there. 

As mentioned already I highly recommend keeping up communication with investors to ensure that you are both aligned on the deal.

@Kevin SobiloI'm thinking "dismissed" means tenant waited until her court date and vacated the unit right before because she was going to lose and didn't want that on her record.

Demand is growing a bit and I think there is still a little room to go, but as I mentioned before there are a handful of big players in the market and they have a good handle on the deal flow. 

Supply and demand fluctuates all the time.3 - See #'s 1 and 2 above.If you have 5 properties available, and one of them is yours, you might lower your rent to get it rented faster, or wait until the other 4 are rented first, then you might be able to even raise your rent.
