I have a mid priced apartment condo unit next to a hospital that I would ideally rent to a medical professional (nurse, technician, resident, etc.).

This unit is 3400 square foot, and currently a medical office building, which more or less will remain the same function once upgraded 

There are three “STR locations” in San Antonio:Around the three military bases (one has the largest military medical facility in the Department of Defense)Downtown - which is also close to the military medical facility One of the military bases is the basic training for the Air Force, so there’s a weekly rotation of visitors.Let me know if you want to research this market further.I wish you all the best.

I am interested in hosting Transplant patients,TNs ,Medical professionals, PHD STUDENT'S, working professionals etc.Do you think it's a wise decision, this is my first investment.

I have only done long term rentals, but I know other investors doing short and medium term rentals (medium term generally renting to travel nurses at Johns Hopkins, University of Maryland Medical Center, Mercy Hospital, etc.). 

Not saying this is the case all the time, but often times they just have poor or little marketing, and no follow up with prospective tenants.I'd also consider any "alternate" uses, for instance its currently an office building, but is there a different use or is it in a location that lends itself to say medical office more than trad office, or is there a way to retrofit for a coworking kinda set up. 

Are you only interested in targeting travel medical professionals?

The property is very close the the local hospital, medical school and university so it would be ideal for traveling hospital workers/nurses/students.

It just might be a good idea to have Medical insurance.
