Hi, we have a small family fund investing in Canadian mortgage funds (like a fund of funds) that already put capital in 6 managers.  

My wife and me work in tech, we were considering house-hacking with 2-3-4-plexes, but risk is too high here and reward is too low, Seattle is not landlord friendly and we like to have flexibility.

Most basements in DC are too low to get legal heights.  

We have a lender saying we cant use cash as a down payment for a house, and that we would have to distribute the money to family/friends bank accounts then get them to wire the funds to the the lender.

Could be a win/win situation if you purchased and offered additional funds to move them out.

I feel I should lock in my funding and then go looking for the deal.
