@Sean LasherOK then as long as your mortgage is current, then you have time to get your plan together to take a trip down to Davenport to take care of your business with the PM company.My point being right now you are not in emergency mode, so take your time planning out how to deal with this PM and lay the ground work for moving on if you need to do so.

I always tell transplants to rent here first to get the lay of the land.

Because we are both handy (tile our own floors, put in our own windows etc), we would like to take a little more time to save money doing certain things ourselves, but I know that would get more expensive with a hard money lender and especially without us currently having tenants. 

That doesn’t mean others can’t lay more than you because they have a “higher and better use” for the property than you.
