Holding the property as the rental for 2 years with an extension that doesn't exceed 3 yrs total time rented-out, to me, just allows for less hassle and more profits, when working the lease option strategy....

It's area specific sometimes based on the taste but here in California my top 3 would be master bedroom with walk in closet, kitchen, and then yard if applicable.

Looking to and not limited to replace flooring, interior repaint, recess lighting, update bathroom, update kitchen, windows, and landscaping.

Ok so the first house is completedI opted to hire my own people(Laborers)I grabbed my normalGo to guy who I have been using since 2012I made him the foreman We hired two laborers And I had my foreman strategize how to coordinate painting an entire house ceilings and walls  three bedrooms two baths living room dining kitchen and laundry and hallway in two days.My foreman had an appointment on day two so I took over coordinating duties All in all my cost for paint and materials was 350 I scored 5 gallons of oops paint form25.00It was flat white so i used that for closets and laundry roomLabor came to 800Total cost 1,150Far below the 1700 cost I was quoted. 

Three levels (Basement, Living/Kitchen, Bedroom), three beds, 2 baths, off-street parking for 2 cars.  

(vinyl flooring instead of carpet, new kitchen, etc.) 

Is the kitchen budget to redo the cabinets? 

I am confident in estimating roofs, kitchen, existing bath but not sure what it costs to literally take a house back to the studs if I have to go that far.Given the location the lot is probaly worth more than the purchase price but there are strict laws that prohibit demolishing and rebuilding from the ground up.
