Does anyone have experience using a Self-Directed IRA to purchase real estate rentals internationally?

The city has a renowned international reputation for consistantly reeling in the top shelf corporations. 

While cap rates might only be used in pricing commercial properties, why would you use it to consider residential in your own internal analysis.

There is a lot more to  an Investment than meets the eye.I know that many of the folks here don't seem to care about things like 10 year pro-forma projections and Internal Rates of Return (IRR).

California Apartment Association “ CAA” calls for action : a Bill to repeal the "Costa-Hawkins Rental Housing Act" (Costa-hawkins Rental Housing Act) has been scheduled for the first hearing in the state legislature, to repeal a landmark legislation to protect owners from radical rent controls.

I have no wife or kids and I'm willing to get up and go ANYWHERE in the US(maybe internationally if it makes sense).

Also, are you set up with any kind of entity specialist or someone who knows how to set up a UK international to buy in the US?

Paying origination fees, application fees, 4 points, and 14% on the loan - he clearly NEEDS a MUCH larger spread than Buyer ABuyer C - Buying for long term passive rental incomeBuyer D - Likes an area, willing to pay moreBuyer E - Buying based on speculationBuyer F - International buyer that just wants to park his/her money in secure US/FL real estateetc…. all these people will buy at different pricesSo it's not on me to decide that I can only look at deals that are 70% of ARV.

I am in process of renting this property to international students.

It is also only for demo and framing so I have really just put together a single line item and they are asking for additional breakdown (like my internal number) which I am not going to provide.
