That's incredible wear-and-tear on a home and I can pretty much assume they are trouble.i would keep the elderly lady, but only for a while.

I would recommend starting with educating yourself thoroughly on the business, your market, the types of properties you want to flip, construction costs, what other investors and flippers are doing etc. wholesaling is very competitive and you need either a very large budget or a lot of time to be able to generate deals.Flipping I am all about finding good deals and good contractors and lease options are all about motivated sellers.Check our Carrot websites, yellow letter HQ for mail they have some good info and turn key sytems.

Each state has a Division of Real Estate who oversees broker operations & requires broker's to adhere to incredibly strict accounting procedures, audits and care of all of this money that flows in & out of their hands that is that of the client's (you) or the tenant's.

The motivation for selling the house is to reinvest the money into more properties, become a better real estate investor, and of course obtain the holy grail of increasing my overall Cash Flow.

All this information and advice has been incredibly helpful.

My lease (i am currently renting) ends in mid June so that is my hard deadline and motivation for buying a multiunit property to "house hack".
