Non-profit or not, it will be UW as a business...the non-profit designation doesn't eliminate the lending review, just makes the proceeds non-taxable in order to be put to charitable use.

Leather is a good option and it does get a lived in look after a while which can be either a plus or minus.

We are thinking of purchasing a new home or townhome in Florida and renting out our current home in Maryland. 

I personally open LLCs in the state where my rentals are and foreign register them in CA since I live here.
