I think you've done a great job so far, and being open about what goals are important to you and your wife can help you pick your next steps that improve your quality of life, not add to the stress!

Personally I feel this is far more important than location for the simple reason that if you purchase the property correctly location is simply an added bonus.Some of my thoughts.

Knowing how to budget and protect yourself is very important in real estate. 

There are quite a mixture of posts on this thread with a lot of important points to consider. 

I'm very passionate about real estate and what I do, and what I do, importantly, makes sense financially (I'm a great credit risk!)

But there are obviously other factors involved there.So I guess what I'm saying is don't let the number of buildings influence you too much.The 2br vs 1 br thing I think is a very important issue.

Then, and most importantly, follow up with them and provide value. 

I do have a few SFH  and a tri- plex so I'm not completely green to real estate and land lording but still have a lot to learn.My main questions are what parameters/ numbers are most important when considering a deal?

No, marketing is important for sure, but white papers don't help with any of that.
