I'm only marketing to about 300 identified properties in some local zips but I'd like to scale it soon.

It was a classic old 2 story home with amazing patterned plaster walls & medallions on the ceilings.

There is more competition now than when I started but after doing it and studying the different counties for two-plus years, I have identified a very good niche that I can exploit that consistently has very little competition if and when I can find the proper funding.

Looking to get the BRRRR process started and identify a team, and begin evaluating properties in a specific area.

@Melonie Dickson Well, you need to identify Everything that needs to be repaired, along with the consultant, so it can be included in your repair quote/contract.  

They've gone through the learning curve for the property, identified its quirks, and honed in on what's actually required.

Or, it might not be credit at all, but rather an income issue or past BK.Whatever the challenge, let your mortgage broker help identify the exact game-plan for getting this T/B to qualify for a loan and also the time-frame for getting it done.Then, you get to decide if the game-plan and time-frame both work for your business model.

I've identified a deal where there is a 50+ Unit Assisted Living Center in Milwaukee Wisconsin where the property is in Receivership.
