I am hoping it continues to see growth as the effects from the Bay Area housing market continue to radiate outwards to the surrounding areas.

@Jenny Roman there are several properties that are for sale in that neighborhood and with the Carolina Panthers moving their headquarters to Rock Hill, a few miles away, the area will certainly see appreciation and growth.

This area has had very little growth in the last 15-20 years, but there are some large manufacturing companies and oil businesses in the area and unemployment is very low. 

All the investors I've talked to fall into two camps, those who were not stable but trying to gain stability through real estate and those who were stable and wanting to grow.  The

Healthy economy and solid growth, yet attainable prices for newbies.

I think the big story is going to be lack of rent growth and rent concessions over the next several months. 

If you are expecting amazing appreciation and rent growth, I might consider it, but I would expect to do better, especially with a rehab.

You didn't mention what city you were in, but I see growth happening in places that aren't oversaturated and under the radar as far as cities go.

This is a simple task if both the property AND the LLC are located in Illinois.

Great location - downtown Spartanburg is experiencing a ton of growth and expected to keep growing in the future.
