We rented the house unfurnished and we fully furnished and decorated the property. 

Furnished Finder recommends pricing $300-500 a month above LTR rates.

We created our LLC, did some renovations and fully furnished it.

we did another one fully furnished with nice stuff ..  4500 a month.. all in 360k ish not including furniture.  

I am assuming it is furnished.  

STR needs furnishings and decorations, and you'll be carrying utilities, electricity, and supplies. 

I've encountered some unexpected challenges with my lender that have raised concerns about the investment potential in this area.Here's a bit of context: The property I'm interested in is a 3-bedroom (5 beds), fully furnished, with a creek in the backyard, a fire pit, a basement, and some recreational amenities.

The downside is the turnover (3-6 months on average) and you would need to furnish your current residence. 

Of course you have to furnish it since common areas are " yours"  Make sure you get solid furniture and solid fixtures.
