HELOC on investment (non owner occupied) properties are provided by few sources.  

If that doesn't hit the 2% number then you need to look for better deals (off market) that your source yourself, or you need to find a better market.

Besides looking for deals, my other major task has been to find the best food in my new town. 

Heck, it's hard for us part time investors to source properties, find reliable and affordable contractors, and rehab a property even when local. 

Fiverr is a great source of professionals selling their services on the side.

I'm tired of passively waiting around using the MLS as my only lead source and I'm wondering if/how to use Listsource/Propstream for my purposes.I'd like my first purchase to be a duplex or SF live-in flip.

I am located in the DFW region so I can't directly list his property into the MLS down there unless I join, but I was wondering if there were other sources that work best to list this type of property for sale vs MLS.
