Regulation has slowed the market and made it harder to be an operator.I've never operated my Airbnb to its maximum efficiency because of the time it takes. 

If by real estate business you’re implying you have little or no money to invest but are contemplating using one of the guru inspired methods (subject to, “wholesaling” , fix n flip) to create cash flow, I’d encourage you to do research on the true success/failure rate of people who engage in these endeavors, the amount of money the successful operators spend monthly on marketing, and the real time commitment and knowledge and experience necessary for success.

Hey Muhammad, I'm going to be voting for Detroit every time here.You have low entry price points, a city that's undergoing major revitalization, positive cash flow, strong appreciation, and population growth for the first time in nearly 70 years.Detroit prices have doubled in the last five years and the momentum is just getting started in my opinion.I invest there and help others do the same.

@Mike Grudzien well, they didn't accomplish it the first time but I do think they can make it work if they hit the nail on the head with their 5 points.

We tried to buy some foreclosures from the bank some time ago without success because quite some time the municipality holds the right to be the first buyer and purchase the property for the price you agreed it to buy for. 

I have already rented my first property and am excited to continue on to the next.
