Everyone says pull "absentee owner" pull "tax delinquent" pull "tired landlord" and the list goes on.

I want to continue to progress and I want to take everyone with me. 

And don't run the miter saw at 11p and make everyone mad.

Point here being: 1) you want it done right; 2) you do not want to be responsible for someone elses accidents; 3) You want to streamline your process (everyone is happier this way); and 4) you want to run your buisness as a business. 

But, it's not the same for everyone.

In situations like this where you did everything possible in the correct way (bid the work, like item and documentation), it may not be worth everyone's time and headache to take this to court.

That takes a good whack out of your final numbers and changes the ball game by a good amount. on a $1000/mo payment its inconsequential but everyone who was buying these low dollar land loans and everything else - ouch.
