If they try, call whoever enforces building codes there.

So it varies a lot, and enforcement depends on how strict the town is and the personnel  they have available for doing all the work.

Anything that requires a sheriff or law enforcement probalby has to be done with a lawyer and these sellers do not want to spend anymore money.

They work "at the direction of" the HOA Board, and implement/enforce BOD policies and strategies.

Someone reported me, and code enforcement says I have to evict the current tenant.

I'm not sure if any suburbs have and enforce this rule, but there's definitely a local City of Cleveland ordinance that prevents this.

If you do have a current lease, then enforce it before the city comes down on you.

Hi @Ray Os, my understanding of case law (not statutory, nothing is currently codified as far as I'm aware) is that the maximum "enforceable" penalty for a residential lease break in Colorado is the equivalent of two months' rent.
