Luckily my wife yelled for me and was also very clear what the emergency was(credit to her) I was able to grab the extinguisher and get it out with almost no damage. 

With emergency services called once, why take the risk of a second event? 

If you have a high tolerance, house hack and BRRRR a wrecked 4 plex in a transitional neighborhood in the best emerging market across the country over and over for 10 years.

My advise, drive by emerging areas and look for apartment complexes that seem run down.

I want the money to compound for me, but also be easily accessible in the event of an emergency or to pull from for real estate investments. 

The Pros seem bigger- more units, an emerging market (not like around here), more options of properties to select from and therefore likely a better ROI. 

I would like a way for them to call a voice mail box with options and if its an emergency, press 0 and it connects to my voice mail but still no direct contact but I'll get to their voice mail quicker.  

I am a emergency room nurse full time and investor part time and my goal is to flip that around some day to be a part time nurse and full time investor.

If you feel it is a fall hazard, you can certainly have one installed, but it would not be an emergency request. 

I currently have 15% to put down on a purchase and enough cash for at least 4 months of "emergencies".
