The footings for the 'living space deck' will be different than the 'open deck', plumbing and electrical stub-outs will be noticed, things like that that....And if you get caught they will become your worst nightmare!

I literally implement based on that.I manage the properties but hire "tool belt" level repairs.I have been onsite for projects in order to provide guidance to the workers and answer questions about how I'd like the repair done.I have held the stupid end of a tape measure.I have held the end of a board, but not used the power tools.This interpretation was reinforced by a (former?)

However, if you know for sure that it's worth $100k to you, BUT it needs new carpet, some electrical repairs, and a new fence and those things will cost $7,500 and you have risk involved in doing this work so what you're asking for is a $90k sale price and then you'll have those things done . . . that is WAYYYY more palatable to a seller, as the reasons aren't made up.
