This has been a key contributing factor in driving the Zoom-Town trend forward in travel and vacation rentals.

I literally spent all day yesterday googling "multifamily neighborhoods in Houston" as well as driving around. 

Be careful it isn't too small to where that drives prospective tenants away. 

You wouldn't believe how many New Yorkers have been making the drive down here to purchase flips and SFRs at much better prices than you'll find in NYC.

She may be making more, but also has more expenses and probably more turnovers-guessing those are lower end homes and I don't mean starter homes.If you are buying out of town and can't drive there, you will need a property manager.

This is concerning because millennials have been expected to be one of the driving demographics in multifamily apartment rent growth (as are baby boomers).

You get monthly cashflow while you test drive the properties. 

Looking here specifically for personal use as well- we're a short driving distance (close enough to do last minute trips, but not manage the flips) love the beach, love Savannah, usually travel a lot and due to covid & a new baby we're thinking an investment is a better use of that vacation budget.
