You should have an attorney represent your side, s/he will draw up your docs and review.

If audited no one will believe that the 6 year old fixed a leaking toilet or painted or wall, or even mopped the floor. 

We are constantly getting notices for severe water leaks from broken sections. 

Although rare, suddenly you may find with no rental income from a non-paying tenant, then additional eviction expense, cleaning the place back up, a roof leak and maybe a refrigerator goes. 

If so what should I expect got all  my docs lined up and property lined just don't want any surprises

If the house has serious problems (foundation, mold, leaking roof, busted mechanicals, plumbing leaks, etc.) or is in the middle of nowhere or otherwise in particular location/market/situation, then you have to wonder if it will get rented.

(Disclaimer: although I am not licensed in Cali...yet ;) We have investors who have Settlement dates pushed due to title or other issues and the insurance companies give them a lot more than 10 days - especially if they signed the docs already.

Lend with other, more experienced, people.I draft closing docs for many private lenders. 

Or the leaking roof, or the drywall guys who came left junk in the backyard...and I could go on!
