Probate is a legal process to: 1) Create an inventory of property contained within the estate, 2) Comply with the last will & testament of the deceased regarding the distribution of property to the appropriate heirs, and 3) Transfer titles & deeds of property into the new owner name(s) When that process is completed, the property will be titled in a way that the living heir(s) will be able to execute a standard real estate sales contract.
