Your best bet for free probate leads is by going to your local city library and grab the local (reference) newspaper.In the published notice go to Classifieds, then to Legal Notices.

A smaller multi unit is your best bet.

This may not apply to every investor, but I bet many fell prey to this:3% down allowed higher affordability/cash flow projection.

I bet you'd be amazed by what you'll find yourself getting when you give $1,000.00 to the right charity, not just $500.00.

commercial lending dept at your local credit union will be your best bet if refi not possible but typically have a balloon after 15 yrs

Granted the rehab costs may make further investment unattractive, but I bet you can flip it for $1000 or more.

@J ScottThat's a great idea to keep and/or collect appraisal where possible, I bet there are those that barely even look at their appraisals that close when they come in.Have a good weekend !

Total market size of 3,000 will imo create vacancies - - I bet the complex was built on speculation :sigh:
