I just had a $58,000,000 title litigation, and I've seen people lose driveways, have to tear down houses, lose permits on shopping centers, not be able to obtain approvals or permits they thought they could because of setback and encroachment issues, find out they have huge easement obligations they didn't anticipate paying for, and on and on.

Regardless of whatever you do with the security deposit, you do have to make sure that it is available to refund to the tenants upon completion of the leasing contract.I would tread lightly when it comes to security deposits though... as there are civil penalties (and potentially criminal) if you violate your fiduciary responsibilities.
