I mailed my 30-day notice certified mail on 12/1/2022 for an increase on 1/1/2023.The tenant is protesting that the mail was received on 12/5/2022 and therefore rent increase must be prorated.

If seller gave credit on HUD 1 and new owner wants electronic payment for following month after that then if in process and not finished set up yet the tenant can mail them a certified check to cash or depsoit at the new owners bank.
