Johns run a little richer than on the mainland, but 250K for a 5-6 bedroom saltbox or Johnny house (dobie) sounds like it might leave you little room to improve the property (energy efficiency, amenities) to position yourself as the desirable of the student market {gone are the days when you can stuff 5 kids into a slum pit and they deal with it {thankfully} ... today's student does not have a frame of reference which involves "tough"}.As you progress in this venture, feel free to reach out with questions or ideas.  

I am not however new to hard work, remodeling my entire house on my own, construction background and currently holding a supervisor job in renewable energy. 

The way it worked back then was that after it was installed, the install company wrote you a letter that said "Your Acme model 1234 furnace and Acme model 6789 A/C installed on 31 February 2009 at 1011 Oak Street meet the efficiency requirements of the Super-Duper Energy Saving Act of 2008". 

If they will not fix it you may have to bit the bullet and hire another contractor to fix the tile.

You never know when these connections  will come in handy down the line when we've got more bullets to invest.

You know I think your right I'm just starting out and I have soooo much energy to get started and sprint to the finish line, but it's all becoming overwhelming.
