Long term average appreciation, over long hold periods spanning multiple RE cycles is much, much easier to predict in some markets, not that you will necessarily know WHEN the appreciation will occur, only that you can get a good idea of what it will be on average over long hold periods in certain markets.

I wouldn't even know the half of that :)That being said, it appears in Arkansas, although NOT a community property state (where issue occurs frequently ), you have something called Dower and Curtesy in the works there in AR and a few other states.

I had this exact thing last year by a couple who was trying to do this and lost money hugely when it was sold because they couldn't sell it with out disclosing the ILC and the fact that two transfers of ownership occurred without title insurance.
