I confirmed the notice in a letter back to him.He’s very manic, telling me people are breaking in the house, but not stealing anything.I’ll file if he doesn’t vacate at the end of the month, but curious if someone who’s been through this has other ideas.

Unless your contract specifically states that the tenants would not be behind on rent at close, you would be the one breaking the contract.

First house hack (before I knew that was the term for it) I did an FHA loan with 10% down and I was pretty much breaking even while living there and renting rooms out to three friends.

I believe in giving him a break since he has a family and we’re all going through tough times hoping he would redeem himself when things got better but he doesn’t seem like I can trust his words.Is there any general advice anyone can give to solve this problem more amicably or would I have to end up in small claims court to recoup all lost rents ?

I inherited tenants on both sides of the duplex, the young couple on one side are about 3 months into a 1 year lease, and just sent me an email asking if they can break the lease and move out without paying a fee because they broke up (lease states that 50% of remaining term rent is the penalty).
